There are some alternative methods out there that you can use – and here’s how to do it. Do your research
First of all, you should ever try and sell a property without research – regardless of whether you use a realtor or not. Look at similar properties on your street, and see what the going rate is. If you can make a list of all the homes sold recently, it should give you an idea of how much your property is worth. In fact, it might be worth contacting some local realtors and see if they will give you a free property valuation. You won’t be under any obligations, and it will give you a realistic idea of how much your home is worth.
Get a home inspection
Home inspections – they are for house buyers, rather than sellers, right? Well; no. Getting a home inspection before you sell is an excellent way of finding out where you stand. It will help you identify any areas that might lower the value of your home, and if it’s worth your while, you can look into making repairs. Do anything you can to boost its value, and you should be a lot more confident about holding out for a better price when the time comes.
The quick sale
It might be the case that you are thinking, “I have to sell my house quickly”. If so, you have a few options. There are plenty of companies that will buy any property, but you can expect a little less than its market value. However, if you compare what you save in realtor fees and future mortgage payments, there might not be that much difference. Another alternative is to find a cash buyer. There are plenty about, and they tend to move fast. If you can cut out all the negotiations, you will only have to concentrate on the legal side of selling the property.

One of the core benefits of using a realtor is that they know how to advertise a property. But, there is no reason you can’t do this yourself. You can take out advertising space in your local paper, for example – or even build a website to show off your property. And, you can make use of realtor sites by looking at how they advertise their properties.
Make sure you are confident
Finally, confidence is a big factor when you are selling a property. If a private buyer comes along and suspects you are worried in any way, they might try to haggle. Just because you don’t have the backing of a realtor, doesn’t mean you have to settle for less than your property’s value.
